Property Advertising …. No different to all other advertising
Even though there are many methods to advertise something, most people and real estate agents, too, can be forgiven for thinking that to advertise a property, it has to be done via only one or two ways.
The following article goes into different advertising methods that you can use to advertise your property.
Remember that one sure and easy way to advertise and get your advertising seen, is to go to Tasmanian-Property.com and list your property. It’s fast, easy, secure and efficient…..and it works!
Here is the article by Stone Evans….
No business can survive the long run without some form of
consistent advertising. As a result, most business owners will
eventually consider using advertising to promote their business.
The toughest part of the advertising equation is in determining
where and how to spend your advertising dollars. If you do it
wrong, you could plunk down your entire advertising budget and
receive absolutely no return on your investment. But, if you do
it right, your advertising could continue to bring a nice return
for years to come.
HOW DO I MAKE THE RIGHT ADVERTISING DECISIONS
In order to make good decisions concerning how to spend your
advertising budget, you must first have a good understanding of
the different types of advertising and promotion available and
what can be expected to be achieved by each.
· You must understand which markets the different media`s can
reach.
· You must understand the demographics of the media`s
consumers.
· You must understand the buying habits of the consumers
reached through the media.
WHAT OFFLINE ADVERTISING & PROMOTION MEDIA`S SHOULD BE CONSIDERED
The media`s that people think of most often are television,
radio, newspaper and magazine advertising. Of course, these are
the big boys that big businesses use regularly.
Other methods of promotion include trade shows, press releases,
direct sales, telemarketing, word of mouth, branding and
billboard advertising.
CONSIDERING THE BIG MEDIA OUTLETS
The big boys of advertising media`s generally cost big bucks.
Given certain circumstances, the big media`s can be bought for
very little money.
Take for example, television, radio and newspapers cost big
bucks during their prime times, but can be bought for pennies on
the dollar during non-primetime hours.
Television primetime is between 7pm and 10pm. Radio primetime is
between 7am and 6pm. With newspapers, the primetime is
Wednesdays and Sundays.
If you intend to hit a media during prime time, get ready to
drop some bucks. Primetime means that you will be able to hit
more consumers during these times. So, in most cases, a
primetime buy will enable you to reach more people with your
advertising.
Non-primetime hours can still deliver a lot of eyes and ears to
your message, and sometimes, these off-hours can be bought for a
bargain basement price.
GETTING MILEAGE FROM EVENTS
Trade shows and press releases are more event-driven. The trade
show is the event, while the press release generally exploits an
event.
Trade shows are an exceptional tool when you deal directly with
potential sellers of your products or services. Other shows are
directed at the consumer, and those can be very valuable avenues
for sales as well.
The press release is aimed towards gaining attention for a
business by distributing newsworthy information about the
business.
Sometimes the appearance of a business at a trade show or other
show can provide the necessary angle for a press release. But
most often, a successful press release will actually require
more noteworthy information than the appearance of a business at
a show.
Yet, even the most mundane of information could be spiced up to
give the real air of importance necessary to get your press
release read and printed.
The great thing about a press release is that might permit you
to get relatively inexpensive promotion on television, radio,
newspapers and magazines; for far less than what it would cost
you to buy advertising in those same outlets.
UTILIZING A SALES TEAM
Depending on what type of business you run and the consumers you
are trying to reach, you might find direct sales and
telemarketing to be very lucrative ways to drive sales to your
business.
Both are very similar in nature. Direct sales can be very
expensive, as it requires a great investment of time to
accomodate. Telemarketing seeks to minimize the time
expenditure, but it often leads to a smaller degree of respect
and attention.
Depending on your product or service — and always depending
upon the people you employ to the task — each method will be
more suited to each business on an individual basis.
BRANDING YOUR BUSINESS
I grouped branding and billboard advertising together in my
original list for a reason. I did this because billboard
advertising serves most businesses best by helping to support
the process of branding.
Branding is the process of establishing your business as the
supplier of a certain product or service, or in emphasizing a
certain USP (Unique Selling Proposition) as it pertains to your
business.
If branding and USP seems to be a confusing concept, think about
Wal-Mart and their tag line: “Always Low Prices, Always.”
Think about Ford Motors, “Quality is Job One.”
Think about the Visa Card, “It`s Everywhere You Want To Be.”
You see, these top corporations have managed to make their USP
part of their branding.
Even if you are only competing in a local marketplace, your USP
can and should fit snugly into your branding strategy.
NO MATTER THE MEDIA OR METHOD
Whichever method or media you should choose to employ in your
advertising and promotion, you should become knowledgable about
your market, and the consumers reached by each media. It is
important to understand which consumers can be reached by a
certain media, and in what quantities.
However you choose to spend your advertising dollars, you should
always track the results of your promotional efforts. Failing to
track successes and failures will ultimately lead to the failure
of a business.
When you know whom you are trying to reach and how you think you
might be able to reach them, you will begin to learn how to use
advertising and promotion to make your business successful. That
is a good thing — after all, that is why you got into the
business in the first place, isn`t it?

Is Buying Or Selling A Property Straightforward ?
Today I would like to look at some basic principals involved when buying or selling real estate.
Both buying and selling a property involves the same thing.
Money.
OK. Well, what of it?
There is two sides to a coin, as we all well know. But, it is the same coin. When someone wants to sell their house, they would like to get as much money as it is currently worth on the market. This is good sense. Replacement value is what we aim for, and most would like a bit more, perhaps to pay some bills, or buy something extra, like a car or take a holiday….. maybe even give some away to a charity or a gift to a loved one? Fair enough.
Now, the one who is buying the house….. well, they would like to pay no more than it’s value, understandably so. In fact, most would much rather get a really good deal and pay less. Just think what they could do with the extra money!
So, we see both sides of the coin. Same coin…. different perspectives.
So, how do we go about it all? The seller needs to understand one important thing. They might want to buy a place, too! Why does real estate in Australia go up in value, year after year? Because most want that bit more. What is the result of everyone wanting and getting that bit more…..? Increase in prices.
This may sound stupid or or even ridiculous, but making the right decision in selling your property has an effect on everyone. Likewise, pushing someone well below value, might seem like good sense, but should we take advantage of others for our gain? We might also find that if we go to sell sometime in the next year or two, that we have unwittingly lowered the value of real estate in our area. Valuations are, in part, based on the recent average prices that properties are sold for in that particular area.
The poor old agent (or young one!) has to try and please both the buyer and the seller.
Tasmanian-Property.com has a solution for this. By advertising and selling your property on Tasmanian-Property.com you can save thousands of dollars, which means that the buyer will ALSO save thousands of dollars. It is very, very simple math. For a small amount in advertising costs, you would save enough to do that buying or giving or…holidaying.
Make the right decision about money.
You are invited to look for yourself and see just how easy it is to save thousands of dollars by advertising at Tasmanian-Property.com.
The buyer doesn’t have to go above value, to cover the commissions and the seller doesn’t have to ask more to pay commissions. No commissions means more money for everyone. It has to be the best answer.

Taking the fear out of selling your property.
Understandably, most people who have never sold a property before will be a little anxious about how to do it. Most will chance their fears with a real estate agent. Due to the increasing media coverage of problems with some agents, even trusting an agent has it’s concerns. I think I can safely say that here in Tasmania we don’t have a problem with dodgey agents, so most in Tasmania can safely choose between one agent or another, and feel at peace about their decision.
But even still, there are all the unknown steps to be taken in selling and in buying a house or land.
For the average transaction, it is a reasonably simple process. In Tasmania, a solicitor is called into action to handle all the legal aspects, and besides signing a paper or two…and of course providing some money, it is only a matter of waiting for all the filing of titles to be completed.
An agent will draw up a contract. Usually this is a standard contract with the names and property details changed, along with dates, prices, etc. Once this is signed by both parties, it goes to each ones solicitor. Any discrepencies or changes are made after appropriate searches with local goverments and titles office.
When you look through a contract, you will notice interesting terms are used. Like ‘Chattels’. Ask your solicitor about anything you don’t understand. They are happy to inform you of any answers you seek of them.
For the private seller, the drawing up of contracts should be done by a solicitor. They will guide you through all the steps you need to take to ensure everything goes smoothly. There are probably a few searches you can do yourself, if you really must, but it is recommended that you get your solicitor to handle everything. They know what they’re doing!
It really is not as scary as it might seem. A bit like selling a car. There are rules and they need adhering to.
If you are thinking about selling a property in Tasmania, rest assured that it is no sooner begun and it is finished.
Tasmanian-Property.com is putting together a guide for buyers and sellers of property in Tamania that will soon be available through the website:

Real Estate Investing & Bird Dogging
Are you anxious to get a piece of the wealth that is to be found in real estate investing? Until now, if you didn’t have experience or cash it would be very unlikely that you’d be successful since real estate investing carries enormous risks and high startup costs. New investors with a lack of knowledge have lost all of their savings from a bad investment.
How can you prepare yourself to take on this lucrative market, especially with no cash?
The buzzword among investors for those making a start in this field is “bird-dogging”. Don’t forget it.
Bird-dogging is a system which allows those who are interested in real estate investing to gain experience AND income with no risk.
Bird-dogging combines the enthusiasm of the new investor with the money and experience of successful investors. Bird-dogs search out properties that are abandoned, lacking attention or are in disrepair and attempt to contact the owners about their interest in selling. The idea is to… (To continue this article, please go to: http://www.universalwealthcreation.com/finance/real-estate-investing.html )

How Can You Find The Right Advertising For Your Property?
When considering selling or renting your property, where do you look for the best advertising? In the yellow pages of your phonebook or in newspapers. Perhaps on television? Or, the internet?
Some points to consider when searching:
* Think about where you are looking. A newspaper, for example, is usually biased by ownership, as they have allegience to and with real estate websites, and even are owned by the same companies. The same can be said about television commercials. A question to ask yourself is, “Do they have me, the customer, in mind, or are they merely pushing their business for more sales?”
*If looking on the internet, you will see many different looking sites. Well, that is to the untrained eye. Many real estate sites are linked to one another, meaning they are again, owned by one major company and appear in different names, using different localities to promote their cause and not necessarily the customer. Most ‘major’ internet sites displaying real estate for sale are in fact filled with properties from major real estate agent chains. They might seem like good sites to advertise on, but being so dependent on outside contracts from major players, they have huge lists…. and that gives the appearance of being a good site. Think about this….when you go to the supermarket there is so much to choose from, but your choices are common to all and limited by what and who supplies that particular supermarket chain. If you want something specific, you really need to go to a speciality store.
* Another point about the internet is that the results displayed reflect the size and expenditure of the site owners. It is understandable that the first pages of search results will have a lot of big companies as well as sites with large listings. This result does not prove that those sites are any better than those on the rest of the internet. It proves that they are more active due to size and advertising costs.
It pays to think first about what it is you really want when you go to advertise your property. Biggest is not always best. Busy is not always a sign of quality or service. Free advertising does not mean your real estate will be seen readily by potential buyers. Although all sites that display real estate for sale have the potential to be seen by the buyer of your house or land, they have their limitations. This can be through company ownership, through company policy, through specific limitations like low level of internet technology being used, or maybe a choice relating to specific styles or mindsets.
I know this is ‘pushing my own barrow’, but you will find none of these problems with Tasmanian-Property.com. We are fully geared for the best in internet advertising and that only adds to our commitment to be fully prepared to assist each customer as they need. This should never be too much for us because our website is so easy to use, with step by step instructions and fully personalised pages for every individual customer, while having the ability to handle as many listing that can be thrown at it!
This is the sort of thing to look for when thinking about advertising your property for sale.
Have a good look first….. it is your property and you need to make the best decision based on what you want in your advertising. Even if you choose to use an agent, which is commendable and often the wisest choice, considering convienience and their resources on hand, every property owner has the right to advertise their property themselves, whether online or off.
Tasmanian-Property.com can increase your exposure and hasten your sale.
This is true for rental properties too. We have buyers and renters who are automatically sent anything that is within their choice and range of area and description.
It pays to consider the facts before you commit to the first and biggest (or loudest) you come across!
Happy selling!
